Seller is having second thoughts... I think

Hi Guys,
I think the seller of the property I am looking to purchase is having second thoughts...
I have already got my mortgage approved, survey carried out, my lawyers have been chasing sellers lawyers for the documentation but they are yet to receive this from the sellers end
If the seller decides not to sell anymore, I understand I will lose the money already spent on mortgage, some of the solicitors costs, etc. etc.
However, will the seller have to pay the estate agents fees if they decide not to sell anymore as I am a willing and ready buyer with everything in place and the estate agent have fulfilled their part of the contract?
what do you guys think?

Depends on their contract and this is why, next time i sell, the contract will state that commission is payable on completion, none of this "ready and able" or similar guff.0

so if the contract says on completion then the estate agent has to absorb all the costs incurred if seller changes their mind??
wouldn't this lead to a lot of time wasting sellers0 -

I dont see why. Most people dont go through the hassle of viewings arranging solicitors etc for fun.0 -

No but I think the small minority of bizzarre people who put their houses up for sale with no intention of selling and therefore don't appoint solicitors after an offer would be minute.0
