Extra bedroom via a studio in the garden

Hi,
I'm wanting to increase the number of bedrooms in my house to increase rental. Moreso because I will be buying atwo bedroom and I think some people might be put off by just living with the landlord. Anyway I'm considering a loft conversion but also the back garden is a possibility.
A granny annex/tiny house/modified garden shed - whatever you want to call it, can anyone throw me any ideas/suggestions/thoughts/comments?
Part of me gets annoyed iwth my housemates and Im at an age where I should be living alone. I won't be getting a partner in the near future due to severe mental health difficulties after the last break up. I want to maxamise my income.
Think about something like this... but with a small bathroom. I have had a look at many small houses and as I don't have alot of stuff (prefered) I think it could be a goer.

Planning permission - You will probably need it, and it may be refused depending on local authority development plans.
It will also need to comply with building regulations. Are you going to install a toilet & shower ? That will need connecting to a foul sewer and incur fees & paperwork.

In your budget you need to allow for the concrete base, water and electric supplies. Who will erect it ?
What about the main house - are you intending to let out (as bedrooms) the ground floor ? If so don't forget the property becomes a HMO and all that that entails.Never pay on an estimated bill. Always read and understand your bill0 -
