Extension estimate

Hi all,

Just wondering if any one can give a rough guide to how much an extension would be on the property were buying.

It would be a single story extension and we would want it to be on the back of the kitchen/utility and come out to where the family room is.

We would also want to knock down the kitchen wall that seperates it from the dining room, this is just a partition wall.

Also looking to put up a wall across the living room/dining room so we can have a seperate kitchen diner which is the whole reason for wanting this extension.

Finally we would be looking to put a door in the hallway, which currently has a cupboard at the end and have this lead to the kitchen/diner.

I understand we will need someone to come out and visually price this up but I want to try and prepare myself so any rough estimates would be greatly appreciated.

Also any advice on who I should be getting out, am I best getting a joiner/architect/builder or a combination?

    I can't give you any idea, but some idea of the size, type of roof, and what level the finish is to be would help I'm sure. (Basic, medium, high end etc.) would help.
    There are sites which give basic building costs per square metre etc.

    I'm just going by the measurements of the extension that's already done which measures approx 3m out and then for where we want to exten it would be approx 5m in length so 3mx5m.

    Not sure of the height, there just your average height ceilings and we would want it to match this

    Ideally we want a high standard finish but depends on cost. Any approx costs would be greatly appreciated although I do understand it's difficult without going and having a look.

    From a quick search it would seem that £1.5k to £2k per square metre for a single storey extension will provide a rough guide. For yours that would suggest 25 to 30k in round figures.

    It really does depend on the amount of structural engineering expected from it.

    The OP hasn't explained how the new extension is open to the existing house, or the existing extension. They're potentially expecting some extreme engineering there to help it all stand up.

    That is what will affect the price massively. You can't easily open up the entire back wall of a house into an extension.

    Family room is via the original patio doors, utility via the old kitchen door and 4th bedroom is off the landing.

    Looks at the first floor plan, plus I know those houses well.

    They're building a single storey extension.
    It's the OP we need to hear from on this, because everyone has different ideas and expectations. :o

    Agreed. Actually I should have said minimum cost is likely to be around 25 to 30k, rather than that figure being a rough guide to cost.
