Anyone else selling?

I couldn't see a recent thread for people selling, just those waiting to complete. As a first time seller it's a whole new process to me.

Following my previous thread asking if I should rent out my flat I followed the majority advice after a lot more deliberation and now my flat is on the market!

Before it was advertised online the agents had booked in 7 viewings from people already on their books. First viewing last night, five! Today and another on Tuesday. Now it's online I'm hoping for a few more.

I'm really intrigued to see what/if offers I get. I was expecting all the agents quotes to be so much less, the lowest of the four agents quoted higher then my highest expectation. Looking at other flats listed I can see that their judgements look about right based on listed and sold prices. Not a great deal of competition IF people want a garden here.

The good thing for me is that I have no chain as I am moving to Ireland, so although I really want the best price, as we all do, I'm also flexible and not holding out for a magic number. I'm also mindful of the B word potentially impacting.

The whole process has been weirdly emotional, despite me not loving the flat!

Anyone else fresh on the market and having luck selling at their weird time of year?

Also, I'm loath to post a link to my flat now as I'm often on MSE :) but when it sells I'm happy to share the info as I'll be abroad!

  • Yes I am! Went live online yesterday and have had 2 viewings already and two more booked for next week from people already on the agents books. Not a 1st time seller but last time we sold privately to our freeholder (11 years ago) so this first part of the process is all new to me. We are lucky enough to not be in a chain either as moving in with family for 6 months so hoping that gives us an additional selling point over other houses ����
  • Hi Tinks777, it's a strange old feeling having people look round the place which was your home, isn't it?? Great you have viewings booked in. I think the first few weeks are meant to be a busiest.

    We are chain free too, and I think that is more appealing to first time buyers.

    We ended up having six viewings today, the last one was last minute but she has now booked a second viewing to show her mum. We had started packing my partners car for her to drive to Ireland so had 5 minutes to vacate with rum and coke in hand! :cool: The agent said another two are very keen and there's more booked for next week now people are seeing it online.

    I hate people coming in and judging my house, it’s very stressful trying to keep the kids and dogs tidy all the time as well so I do hope people will be checking out Rightmove over the bank holiday, we do have the luxury of if it stalls we can take off and remarked in the spring but now we’ve made the decision to sell I’m done being attached to the house now.
    Agents were chasing feedback from our two viewings on Friday so hope that might give me any ideas to help things along

  • Well we accepted an offer on our house today, fingers crossed all goes smoothly - FTB’s so no chain
  • Hi Tinks, any updates on your end?

    I exchanged today, with completion on the 31st. We were ready to complete today but it was then revealed that the buyers mortgage starts on the 31st.

    I ended up knocking 2k off the price as the mortgage evaluation came back as 4k under the price. It was a strange amount to price it as, but I checked out the paperwork. I thought the boiler would have caused money to be knocked off as it's old (but working) and hasn't been serviced since way before I bought the place, but they were fine with it.

    I'm excited and relieved, although it's odd not having a new home to be excited about! I need to work out where my money will be until we buy and whether I move it from £ to euros any time soon.
