Advice please

I'm hoping someone can give me some advice. My next door neighbour is having a new roof put on. Their roof is stepped down from mine and the wall is rendered. The roofers are replacing the flashing and all of the rendering has been chipped away/broken off. Will the roofers leave it like that or would they repair the damage they have caused?. My neighbours are unapproachable or I would just ask them. Any thoughts would be appreciated?

    Depends on the roofers. Most do a good job and make good anything disturbed during the process of their works, others will not. Cant tell you which one your neighbours will have.

    You have two choices. Wait and see what happens, or be proactive and ask. If you do nothing and they leave it as it is, it might prove tricky to get them back to put it right.

    Ask them what they plan to do about the damaged rendering.

    The roofers certainly should make good any damage to the render. If there is a company name on the van make a note of it just in case.

    I appreciate all the comments. Thank you. I'm hopeful that they make good as it quite a reputable company in the area. Unfortunately I'm not able to catch any of the workmen during the day.

    Approach the neighbour regardless of past experience; leave a note if you have no other choice.

    If they are reputable, why can't you phone them?

    Contact the builders before they leave the site and while they have access. If they are working off scaffolding they are unlikely to want to re-instate it for a bit of rendering!

  • I appreciate all of the replies. The plot thickens. The roofers are mending the render and also fixing some of it that had come away. My neighbour who has not spoken in over a year, after swearing about my child being in the garden, said that they are fixing the render and she will let me know. Am I liable for this cost? I never agreed to any work being done.
    What is my next move? Should I be worried of being taken to a small claims court in anyway?

    Why would you be liable? Assuming she's asked the builder to fix the render and you have had no contact with the builder, her contract is with him and he has none with you. He will bill her. If she decides to try and claim it from you, come back and ask for advice then but you'll be on safe ground considering you didn't instruct the builder yourself and that he's only repairing damage he caused to your property when working under his client's instruction.
