From my more like this the numbers show there are no shortage of buyers and people with a lot more than £250k to spend.
(Most areas 2 beds peak out as 3beds kick in not here still demand for 2beds way up the money)
If as PasturesNew indicates the very local area is just one of many that are similarly attractive to the type of buyer that would open up the competition a lot
lets look at what people are buying 1 mile out
(3 miles the numbers are massive).

There are 40+ SSTC in the offer range of places asking upto £250k none of them viewed this one.
Have a good look at what those properties offered.
Also worth a look at the 7 that are in the 250-260 as those viewers should have also be looking at £250 stuff.
What's the target market for this place?
As said downsize/retire won't be wanting top floor.
Young thinking of kids won't be keen when they can get ground floor with garden
How many young FTB will have the deposit?
Second home buyers maybe if coming up from a 1b/studio
Any new build(H2B) or shared ownership stuff that is attracting the buyers.
Looking at 3beds they kick in at £240 but you need to be heading to £300 to get something decent.0 -
I have to say that I really like it. The layout is unusual and that appeals to me.
However, to answer your question, it is the price. If you are not getting sufficient interest the simple truth is that the price is too high.0 -
Wow, thanks all, some really constructive, helpful feedback. And some less so.
The photos are misleading and dont do it justice. The ceilings are very high, they're never an issue and I'm 6 ft. Much taller than some newer builds I've viewed.
The description could undoubtedly be improved and I do agree that the price is marginally too high. My suggestion that it was competitive was based on the fact that it's within range of what the EA suggested listing it at, as the professionals.
They are, however, changing who it is listed with as an alternative tacric so hopefully that yields improved results knowing what we do now.

The agents give out a valuation to get you to sign up with them, that's all it's for.
Did she have different EAs round to look at it?
If so, what would be the average of their lowest prices.0 -

I'm about 6 foot 2 and I question how much of that property I can actually walk around in. The photos may not be doing it justice, but for me it looks small cramped and relatively dark. Struck me a somewhere I might suffer from claustrophobia.
I don't know that market at all so it might be fair but it horrifies me to see what I would be paying for down there if I had quarter of a million spend. as I say though I don't know the market so if it's fair then good luck with the sale, it's nicely decorated etcAn answer isn't spam just because you don't like it......0 -
Just look at the windows from the outside to decide how much light there is on the attic floor compared to the other two.0

Looking again it strikes me as the sort of flat that is a rental rather than a life purchase. people would do 6-12 months rent to give it a go. problem is landlords often it seems don't pay the going rateAn answer isn't spam just because you don't like it......0
