    Hello and thanks a lot for your replies,

    So from my understanding, best case now is for me to appeal the 3 tickets straight away to the UKCPM. They will most probably decline them and after that they will go to court with these where they most probably are going to lose based on everything written above

    Is that right?

    Hi Cryper, I can see you are in exactly the same position I was in 11 months ago. My first mistake was to listen to bad advice and completely ignore the letters until the Northampton Court letter arrived.

    My second mistake was to believe that the building management company would be on my side.

    You are on the ball so the first thing to do is write letters to the Building management company and UK CPM stating that all parking action against you must be cancel and if they wish to proceed, you will be counter claiming for your lost time and the act of trespass on you parking bay. (There are others on this site with a better understanding of the wording of a counterclaim). Stress to the Building management company that you have no contract with UK CPM and any more notices will result in court action.

    Your AST just tells you you have a right to be on the site, you can ask your landlord for the details of your property, depending on how decent they are, they may provide you with a copy of the land registry deeds. If not for the sum of £3 to £6 you can get a copy yourself from the website.

    Another key point is the access do you have a key fob? You mention a barrier and a gate! There should be no parking parasites on this site in the first place.

  • What stage you are at now, did you get notices on your car?
    Have you had a Notice to Keeper?
    Can you give some more information about the carpark. How you enter and egress & signage.
    Is your designated bay numbered?

    Hello,

    Thank you for replying to my thread.

    1) In order to access the parking area, I need to go through a gate and a barrier. I was provided with an access card when I moved into the building. Therefore, you are right, parasites cannot park there at all.

    2) I was given an allocated space bay. The letting agency informed me that I have a specific parking bay which is numbered. At the time of the tickets, the car was parked within that bay.

    3) Currently, I just appealed the 3 tickets on UKCPM website. That is everything that happened in the past 3 weeks. I did not take any other action as I have not heard back from them. Do you advise me to take any action now or just wait for their reply?

    4) The signs in the car park are the classic UKCPM board: saying that a permit should be displayed.

    Nothing new. I have not heard from them.

    However, following your reply from 26th of August, I have not done anything extra. So basically, until now I just did the appeal on their website.

  • Hello,

    I have received the decision from UKCPM regarding my first appeal - 1 month and a half later

    They told me that 'as a good will gesture' are going to cancel my parking ticket.
    They are referring only to one of the 3 tickets I got.

    Is there a way to use this against them in order to make sure that once they cancelled one, all 3 are eligible for cancellation?

    Well done, a wise move by UKCPM, cheaper in the long run before they got the infamous Gladstones involved and end up being spanked
