New build delay a week before completion!

    New build is pretty commonplace, I'm not aware of any "specialism" really existing.

    Sounds like he is just being lazy!

    Yup they're a specialist (apparently)

    He was great back when exchanging contracts etc but he literally disappeared ever since.
  • Update.

    I've been to the development this morning and spoke with our usual sales Lady, who confirmed house will be signed off tomorrow.

    The developers have checked with their solicitors and confirmed completion for next Friday is no problem at all but it does mean they must serve only 5 working days notice to complete (instead of the usual 10). The sales Lady said nothing to worry about and once our solicitor gets notice he will have no choice but to get cracking to make this happen on time.

    I'm a little concerned as our solicitor has already told us he is not happy with a short completion window but I can't see any logical reason why other than him dragging his heals.

    I have tried to contact the solicitor again this morning but as usual not getting an answer. He is still yet to return calls from yesterday.

    Would it be foolish to tell our sales team we are happy with a 5 working day completion window and just hope for the best? If I can't get in touch with solicitor by the end of today I think that is looking quite likely.

    My solicitor only did conveyancing for New Homes.

    I rather suspect "new build specialist" is a euphemism for "gives kickbacks to developers for plugs to buyers"

    Some solicitors charge for a completion window shorter than 10 days by the way...so best to check their terms of business etc. to see if this is explicitly outlined and if you are happy with the cost
  • I sent an e-mail to our solicitor this afternoon to advise him this was going ahead with a 5 day window and that I have already checked help to buy are ready to release funds, I advised him to contact me ASAP if this would be an issue.

    Within minutes he called me, he is now confident as long as house is signed off tomorrow at the latest he will have enough time to complete next Friday, his reason for wanting a longer window was that sometimes the help to buy can hold things up if any info was submitted incorrectly on the application.

    So things are looking up, I'll just continue the pressure with the developers tomorrow to ensure my solicitor gets his notice.

    I have collected payslips/ bank statements etc on the off chance that Halifax request anything last minute, hopefully that is not the case as we really don't have time for any hold ups, especially as there's a bank holiday weekend in the middle of all this.
  • Getting fed up now.

    The house has apparently failed it's NHBC sign off, according to the sales agent it's nothing to worry about and will be signed off next Tuesday which will still give us time to complete next Friday.

    I'm starting to feel like we aren't getting the full story and don't know what to believe anymore, surely the NHBC would only fail the sign off for something serious, I can't see how if it was something simple enough to fix by Tuesday they didn't just pass it with an advisory. For all I know it didn't even get inspected today.

    Now we have to sit through the bank holiday weekend not knowing if we are moving next week or not. I've lost faith in the sales rep word as she has let us down multiple times now.

    Any advice or thoughts?
