I can see that yours is set back around 6inch in this photo so the map is correct.
6 inches is too small a distance to be accurately shown on a map drawn to a scale of 1/1250. The thickness of the re line itself can be greater than 6 inches on the ground so you have to bear that in mind when looking at any plan drawn to a scale.
The key to any plan is what is it's purpose. The MapSearch plan is an indicative plan showing the indexed Land Registry titles only
A title plan shows the registered extent by use of a red outline to show the general boundaries.
Their purposes are different as a result with the first helping a conveyancer identify the registered title they then need to obtain and check.“Official Company Representative
