Garage conversion

Buying a house with an integral garage and know i wont use it for storage so thinking of making another lounge room.

Anyone got an idea of approximate cost to convert a 2.5 x5 metre garage to a living space, with one window, floor will need to be raised to match floor height of rest of house ideally. Live in the north if that helps.

Anyway to make it cheaper?

    I wouldn't bother.



    All your junk has to go somewhere. Better in a garage than a finished room, surely? :)

    You actually end up with a very small room - the single brick walls will need to be insulated, blocks/plaster board and you will probably loose 300mm off each side - you are now down to 1.9m . Floor will be raised and ceiling lowered ................

    300 mm of each side seems excessive, but even just a total of 300mm will make for a very narrow room. As said, the raised floor and lowered ceiling will also bite into the usable space. It really won't end up being useful for anything much more than an office / play room. Is that worth the cost?

    An integral garage would have cavity walls i would imagine, If its inside the house, so just wiring and plasterboard, but its still narrow.

    Do as much of the work yourself as you can.
  • Well it would be like a little play room, small sofa, a tv fixed to the wall, and kids toys. Ideally with a cupboard built into one end to improve downstairs storage.

    Its the cheaper option that knocking the conserv down and rebuilding an extension, or even just a lightweight roof on the conservatory would be nearly as costly as a garage conversion.

    Have you looked at what the ceiling of the garage is made off? Presuming there’s a room above then it will have been fireproofed the favourite product to do this with for many years was Asbestos Insulating Board get it checked out. If it’s a post 2000 build you will be ok. Your £5 to £10k would cover the removal of the AIB.
  • Pretty sure asbestos was banned from all products way way before 2000?
  • 1980 the insulation boards were banned.
