New Build - Am i entitled to compensation?

  • OP what sort of compensation would you want?

I agree with everyone else that you have been treated reasonably well, problem fixed and you are now back in your home.

However if there is a figure in mind that you would like I see no reason in drafting a polite letter to the developers with your request.

Ultimately the answer is likely to be no however nothing ventured nothing gained ….

Its a genuine question ...what would you be asking for...and how much.

Obviously they are never going to pay you thousands but if you genuinely would accept a much lower figure you never know their response could be positive.

So what figure did you have in mind...there must be on else you would never have asked for advice on an internet forum....you are sure to have discussed this at least with your partner...what figure or sort of compensation did you come up with above and beyond what you have already been provided?

I was asked by the site manager this morning if compensation had been mentioned to me. I thought I would look online to see if anyone had had a similar problem to me and what the outcome was. I couldn't find this. Therefore, I thought I would post here. Me and my partner have said that if we were to get something, then it would be nice, if we didn't then we are in our home now, anyway.

That is simply how I come to write my original post.

My question is, is it likely we will receive inconvenience compensation? I wake my partner up every money now because I can't face going downstairs first. I have had time off work sick. I jump at every noise in the house. I just wish I hadn't bought it. The problems we have had have now taken away the shine of buying my first home.
Ignoring the rest as it's been answered, perhaps you might want to speak with your doctor? It seems more deep rooted than just what happened. Things like this will happen with home ownership. I had a ceiling fall down once due to the tiniest leak imaginable above it which scared the bejesus out of me and made me a bit jumpy for a while, but I can't imagine being off sick over it. Know we're all different, but it does seem a tad extreme. Perhaps it's just all the stress and worry of owning your own home rather than just this one thing going wrong. It can be daunting for newbies.

Try to see disasters as dinner party stories for later or adventures. I know it's hard - I tend to worry - but someone once said it to me and tbh it seriously did help. (I've not been the luckiest person when it comes to 'disasters'!)
2024 wins: *must start comping again!*

As I said before...nothing ventured nothing gained.I see no reason why you shouldnt write and set an expectation...however you'll get nothing if you just write explaining the situation and asking for the thoughts of the company.

With this type of complaint you now need to be incredibly specific about what you want next...the developer is not a mind reader nor will they want to pay out a disproportionate amount but again as I said earlier if you pitch your amount at the correct figure they may just send you a cheque or ask for your bank details.

So propose a figure and go from there....if "you and your partner were to get something it would be nice"...quantify that?

Gong back to your original post...are you "entitled" to compensation...probably not could it be obtained ...potentially.
"Is it likely we will receive inconvenience compensation"...not a chance if you don't set out clearly exactly what you hope for without being greedy...but also don't expect the site manager to agree it with you...if you want anything you'll need to put it in writing clearly and concisely

but you wont get anything unless you are decisive and come up with your figure...only you can do that and then its up to them to agree with you or reject your further claim.

I would actually be worried the builders have NOT fixed the problem properly.

I have worked on many refurbishments after a flood, and they strip everything out, plaster or plasterboard off the walls, floor up, internal joinery stripped off, weeks to dry out with an industrial de humidifier, then put everything back and rebuild the interior. Oh new kitchen units etc, they will be shot.

You will not do it properly in 2 weeks. And if not done properly wet or dry rot later is the probable result.

I would have employed my own surveyor (or probably your insurance company would have appointed one) to make sure no corners were cut.
