If you can't find a planning application definitely contact the local council. You may simply be looking in the wrong place, or they may have started work on the assumption that planning permission will be granted.0

It may depend on your local authority. The permission to widen the entrance splay here was granted in 1989 and I can find that!

The old pouring of foundations trick just before planning permission expires happened a lot during the Credit Crunch. It still happens occasionally.
With regard to the internet and planning permission information, it depends on the Planning authority. My local authority now takes the information down from the internet fairly quickly after planning permission has been granted.0 -

My point is that anything up to three years old is certainly going to be on the planning portal.
So unless the orchard was planted years ago around the footings of a house that's been signed off by building control, there's virtually no chance of there being a pre-computerised approval in the planning system.Everything that is supposed to be in heaven is already here on earth.

Its worth looking at the map view of your council planning site (if you haven't done so already). Quite often new build plots do not show up when you search the street address as they do not technically have a numbered address yet. You'll get ambiguous names like 'land between between two lamposts and in front of dave's bakery'.
Its also worth noting that currently it doesn't sound like they have done anything that requires planning permission. The first thing developers do is take down trees to avoid any risk of the council applying a TPO on the site. They will then put hoarding up to try and prevent squatters.
Normally developers will wait 21 days after purchasing the land to make a submission (otherwise previous land owners need to be notified) so I would expect something to be submitted imminently.0 -
Also - I think I am going to protest when the planning eventually comes through - but I don’t know on what grounds. Fundamentally I have a concern about traffic on what is a 40mph road and potential for accidents during construction but also post - when cars turn into the new houses drives - being the first houses on the road and when cars are accelerating into the road etc.
So the above statement implies you don’t really have any objections but are going to try and research for ones on principle.
I think you need to face the fact something is going to get built.
Doubt you’d be able to stop it. You’ve said it has a very long frontage. Just wait for the plans. You’ve got used to your street looking a certain way.
Some new houses might actually make your end look nicer than the other end.

Your best shot was before the trees came down with getting a tree protection order, you may still want to try with any others close by and in the area.
If the fence is along a road then it needs planning over 1m tall.0 -
My understanding isthat fruit trees are normally excluded from TPOs for reasons that are fairly obvious.
However, I'm happy to be corrected if anyone can supply an authoritative reference source.0
