Damp and timber Survey for Old house required

Our lender has just told us that we need a Damp and timber Survey as a condition of our mortgage. They also say the guttering and soil pipe need repairing or replacing.
The house is a stone cottage built in 1825.
Can anyone recommend a surveyor in the Manchester area who specialises in older properties but doesn’t believe in Rising Damp and won’t recommend a damp proof course.

I've used Damp Detectives and they were great but they are a franchise system so it could be very person-dependent as to the results.0

Just looked up their recommended surveyor for my area. The link provided takes me to the Property Care Association - The PCA is the trade association for all those companies selling damp proofing cures and questionable timber treatments. Any PCA registered surveyor would not be on my list of recommendations.Her courage will change the world.

Some lenders insist on the surveyor being a PCA member which is bad news because they will probably diagnose “rising damp” and advise a £3000 damp proof course which would not solve the problem at all !!! I’m waiting to find out if the lender will insist on this.0 -
