Cut out and install a small window in a brick wall

Hello,

How much does it cost to cut out and install a small 15-inch bathroom window in an existing Victorian brick wall. It is a Victorian period property, ground floor, in Greater London. The window is on the side of the building, ground floor, and overlooking the alley separating us from our neighbours. I couldn’t figure out if there is electrical or plumbing work in the wall that needs to be rerouted.

Do you know how much it costs roughly?

And do you know if we need a planning permission?

    Anything from several hundred pounds to a few thousand, depending on what goes where.

    I suspect you'll need planning permission, but it's easy to check with your local planning authority.

    Neighbour did the same few month ago but with bigger window (50cm x80cm). Cost £600 for builder including materials, £250 for window installation, £250ish for building control application. We are in South East coast.

    I don't think building control will be required, if it is on the ground floor and is obscured glass.

    A lintel (a structural element) is to be installed and a new window fitted. Both will require signing off by building control or an approved installer that can self certify. A FENSA (or similar) registered fitter can sign off on the window, but is unlikely to be able to do the same for the lintel.

    Then there is the question of planning permission - As this affects the look of the property, it may need full consent (especially if it is listed or in a conservation area), or it may fall under permitted development. This needs to be checked before any work is started. Failure to get the appropriate permissions & approvals could result in enforcement notices being issued and would certainly cause problems when the house is sold.

    Why would building control not be required for knocking a hole in the wall of a house and replacing it with a window?


    Building control and planning permission are totally different things. Building control applies to all but the smallest of building works.
    If it sticks, force it.
    If it breaks, well it wasn't working right anyway.

    Keep the old bricks; period houses can be a pain to match.
