    Last year I recorded my conversation with letting agent because I didn't trust them, I was fed up with their incompetence and stream of excuses and trying to fob me off on many things. Finally it became handy when I told them I have evidence of them lying, they suddenly behave reasonbaly.

    OK, thanks for all your suggestions. So our plan of action is to:

    1. Send a formal complaint and request for further information from the estate agent
    2. Get a friend to call up and inquire about the house, history, recording the call
    3. Once above is complete, report to the agent to the Property Ombudsman

    I suspect that may not work.

    The EA is only likely to disclose that kind of info if your friend requests a viewing.

    And the EA will probably want to 'qualify' your friend before talking about a viewing. For example:

    Are they first time buyers?
    Or is their current property on the market? Is it under offer?
    Which EA is it on the market with?
    What is their price range?
    Do they have a mortgage arranged?
    What areas are they looking at?
    etc, etc.
