Using a solicitor to sell and buy

Hi,
I inherited half of a house, my mum got the other half and it is going on the market this week. We will be using a solicitor in the local area to complete the sale, there is no mortgage on the property. I am looking to buy and I have had an offer accepted on a property. I have never bought a house before and have been asked by the EA to instruct a solicitor. Should I use the same one that is doing the sale of the house?

    Are you relying on the money from the sale, for your purchase or is it independent (ie no lower chain for your purchase).

    It would be a bit odd not to, unless there was a particular reason for using different ones.

    Yes, the money from the sale will be funding around 60% of my deposit for the house I want to purchase.

    But, I wont be using all of the money from the sale for the deposit, I wish to keep some.

    It's usual to use the same solicitor for both sale and purchase. Any reason that you don't want to?

    No, no particular reason. I guess it isn't a straight forward situation that's all. I am only using some of the money from the sale for my deposit, so will she transfer me what I dont want to use, and then keep the rest ready for the purchase? Sorry, I just have no idea about these things!

    So I have the same solicitor for both sale and purchase.

    The sale equity is more then my deposit. So my solicitor will keep my deposit, keep his fees and send me whatever is left over.

    Don't complicate it with two different solicitors.

    Just explain your requirements concerning the disbursement of your share of the proceeds to the solicitor.
