Have to pay to do washing please help!!!

Hello, I am quite new to this forum and would like some advice

I have recently moved house and realised when I moved in that the landlord is charging us £1 each time we wish to use the washing machine. The thing is he never told me this when viewing only when I moved in. I voiced my concern at the time and he said he will knock off £10 from my rent but this isn't enough, I am very active guy (cycle to work go to gym 3 - 4 times pw) and I'm also a big guy so I wash my clothes 3 - 4 times per week.

I also have problems with my front door (which he said he will fix before I moved in) and my shower (which he said he will clean before I moved in). The shower i had to clean with large amounts of hcl (hydrochloric acid). The upstairs bathroom leaks into the kitchen cooker also if someone is taking a shower.

All these problems after staying here for about 2 weeks.
I plan on confronting him about these things but I some advice how to go about it; such as what laws and rights I have in this situation

    Do you share the property with the landlord?


    If not, how on earth would he enforce this clause?

    have an inventory check in, keep a list and write letter to landlord to try and get these repaired

    Assuming the LL is not a live in one

    What was written in your tenancy agreement regarding charging for the washing machine?

    Take pictures ON CHECK IN and after your tenancy in case of dispute

    Is your deposit protected?

    Do you rent the entire property, a single room in an HMO, or are you a lodger in the landlords house? Is this a coin-operated washing machine?

    The answer to your question will be massively different depending on the answers to the above.

    Unless your tenancy agreement states all utilities are included (rare except in the case of lodgers and HMO's, I think) how much do you think you would have to pay to do your washing if you owned your home? It would not be free, would it?

    But the money wouldn't be due to the landlord?

    Where did I say it would be? I said it would not be free, ergo it would have to be paid for. Does it really matter if the money goes to a supermarket/electrical retailer, a launderette (assuming such still exist) or to a LL?

    Yes and I suspect he's paying for the electricity to the supplier.

    I was looking at it from a different angle...

    I'm currently in an HMO and when I was looking for suitable rooms they all included utilities, but at least half of these had coin-operated washers and dryers because of the extra amount of electricity that would be used if they were all running 24-7. It was nearly always the newly refurbished higher rent HMO's that did this, I expect because of the smaller margins due to the recent capital investment needed to bring them up to spec.

    This was something that was always obvious from the viewing and so expected that I believe it was my 'due diligence' to check it out before agreeing to the tenancy.

    PS - The room I chose doesn't have this restriction, I can wash and dry as much as I want. This used to run to around £10 a week at the launderette which is now %10 of my current rent :)

    A decent 8kg+ machine will use 1-1.5kwh of electricy to do a full load.
