Which agent has sold the most properties like yours recently?

They'll have lists of people who viewed those similar properties, and maybe even have details of a few people who made offers on those similar properties, but were unsuccessful.

As for Foxtons, I used them once, with an 8 week contract. I was keen to see if they could really deliver on their promises - their selling technique was part Rottweiler and part surgical precision.

They got me an excellent offer within days - but it fell through. (TBH, I wonder if they pressured the buyer into making a quick offer, and then 'buyer's remorse' set in.)

And you need to keep them under control - as a seller, if you don't control them, they'll try to control you.

From experience selling flats east of Liverpool street - zones 1 and 2 I'd go with Foxtons eyes closed. They are set up extremely competitively so you have multiple EAs trying to get your property sold. Always worked well for me.

Their prices are a bit on the higher side but I daresay they would be willing to move a bit in the current climate.

Zone 3 would go with Foxtons IF they have a couple of offices within a 15 minute driving radius of the property.

I don't use online estate agents in the market we have at present. Unless you have buyers falling over each other to buy in your area, I can't recommend them.

Thanks. I'm zone 3, west London, and they do have a local office (five mins drive) and another 15 mins away. They are No4 on my list. (I actually bought this flat through them many years ago.) However it would cost me almost £10k to use Foxtons if they got me £325,000 - it's not just a bit on the high side, it's double what most of the other agents are offering. I have tried to negotiate but he says the fee is fixed and won't budge. Agreed re online agents though tbh.

eddddy - high street agent No3 marginally seems most experienced in selling flats in my immediate area recently, but I approached all of the above as they have sold flats.

Yeah, that is a jump. Not surprised at the 3% fee though, that's pretty much what I've paid except for once when I was lucky enough to instruct them during a new office 0% commission offer.

Good luck though, keep us posted!
