Yes, it is worth doing some research. You may see some negative comments from those directly surrounding the estate, but this is to be expected. My own view is that this is a small, safe estate in the middle of what is a very prosperous area compared to most in the country.
As I said in my first post, it depends on your frame of reference - if you are moving from Camberwell, the estate will seem perfect, if you are moving from a village in the middle of nowhere it may feel a little threatening.0 -

sorry to resurrect an old thread but i was looking for information on surbiton and found this. Penelopa if you see this - what did you decide on about the hobill walk area in the end? we went for a walk through berrylands and hobill walk surrounds last sunday as surbiton is an area we're interested in to buy, and as you say you can get a 2bed terraced house in hobill walk for the same money as a 2bed flat across the other side of king charles' road.
At the moment we're renting in a nice ex council block in south london, so i expect like others have said above, relatively speaking it may well be similar.
of course any other comments about the area will be gratefully received!0 -

As I wrote in first post I live in Richmond Hill at the moment.Surbiton would be a little downgrade and housing estate even bigger.
Morg_monster I decided to buy a house on mentioned estate. However later I decided not to buy due to difference between monthly mortgage cost and rent cost in the area. I calculated that we will be better off renting than buying and will have some flexibility. We are going to move to Surbiton in next few months and rent there.
There was nothing wrong in a house or area,.If you decide to view houses which are for sale at Hobill Walk, I can tell you that some of them are really long on the market (more than 6 months). Prices haven't dropped, but agents suggested that some of the owners can go down from £270-280K to £250K.
There's a 3 bed which requires refurbishment and vendor was keen to sell.
There's also 2 bed in average shape, the one used as example in my first post, it's still for sale. I saw it changing to sold twice but then it came back to the market.
Other 2 bed was in very good condition, refurbished a few years ago and vendor expect something near asking price, bad point is, it's just by the basketball ground, it's on Smith Street.0 -

As I mentioned in a previous post, I think that this estate is relatively safe and nice.
However, do not be tempted to pay high prices just because it is much cheaper than the rest of Surbiton. Lots of people have a problem with living on or near a council estate, and that is why the price of a 2 bed flat on the other side of King Charles Road is higher than a 2 bed house on the estate. It always will be.
My advice would be not to go over £250k for one of these houses - they represent good value at that.0
