Redrow incentives - advice

Would be grateful for any advice here, I'm a first time buyer and don't want to be taken for a ride!


In discussion with Redrow about reserving a plot. All along they have said we can discuss incentives at a later stage. We are now at the point where they want us to come in to reserve. I have asked them again about incentives and they have said they won't be offering incentives for two reasons:



(1) There is a lot of interest on the site/plot - so they say...

(2) Their guide price is at the lowest end - I have an email trail to indicate other wise


I don't think I am being unreasonable to ask for carpet throughout and downlighting in the bathrooms and kitchen but they have come back and said no.



Any advice on negotiating incentives greatly appreciated!

    If Redrow can sell the plots to other people without offering incentives then you won't get any.
  • People seem to be offered different things depending on how hard they negotiate. Maybe threaten to pull out as you were told there would be incentives offered.
    I think there was a previous thread on here about the different incentives people had been offered.
    On a side note I hope you are using your own solicitor and not one recommended by Redrow. Many people have signed contracts without fully understanding them
    Do not believe what the sales people tell you - get everything in writing.
    Service charges can be a killer. They are uncapped and unregulated and always increase each year.
    Check out ground rent terms very carefully if leasehold..

    What incentives you get depends on how much they want/need to sell the house.

    We did quite well from David Wilson with a very fair part exchange deal, deposit contribution, stamp duty paid, legal fees paid, carpets throughout and £500 moving costs.

    But the house was complete, ready to move into and sat there empty for a few months. They dont like that. They offered the extra incentives rather than dropping the price so that the sale on the land registry was at a similar price to the others they have sold.

    Are there other houses on the site already completed and inhabited? If so, knock on a few doors and ask what their experience of customer service post purchase has been. I wouldn’t buy Redrow because of very poor build quality and poor repairs suffered by a relative in Herts.

    It seems like it differs for each site. We reserved with Redrow a few months back and straight out of the blocks they offered flooring throughout. After reading a few posts we thought we’d be cheeky and try and get the built in wardrobes done too as the costs of our extras was hitting £8k, so we put it to them that a site down the road was offering stamp duty paid and flooring included (which it was, and we had looked at) and told them that because of their extras we wanted it was increasing our costs to a point we couldn’t afford (which it was), so asked if they would include the wardrobes. Took a few messages to the site manager but the agreed in the end.

    Not sure if it makes a difference but this is a new site and no homes have yet been sold, although a few plots now reserved, however, we were the first to reserve.

    I actually think that it depends how well the site is selling. You get the best deals when the build is progressing and they are going to end up with stock units, not off plan.
