    There's also pressure from another source, which is that if they start with a new buyer, all sorts of uncertainties are there in the autumn with Brexit and Boris threatening changes to SDLT.

    Don't be bullied into rushing, but do things as quickly as is reasonably possible and if everyone can see progress is still happening then they are going to be happier, nothing worse as a seller then the buyer going quiet. Just keep them informed of what you are doing and why.


    Just say asbestos was expected and you factored some removable into your original offer, but the report has concerned you that there is moved then expected and you would live to get a proper quote from someone so you know the exact costs before you proceed. But you are still planning to proceed as along as the removable costs are reasonable and affordable.



    As others have said the pressure come be coming from the seller, the estate agent or both. Everyone is always worried the sale might fall through until exchange, so it is stressful for the seller.

    Have a very careful read of the asbestos report, & quotes from removal companies.

    The brown asbestos is likely to be insulation boards. If that is the case, then there will also be the cost of new insulation, & replacing whatever was fixed over it.
    White asbestos could be in lots of things, again there could be the cost of replacing whatever needs removing to access it.

    The property may need to be completely empty whilst the works are done. (cost of storing your stuff for a week? If you have to move out of yours, cost of staying somewhere for a week?)
