Land Registry Search Scams

I wanted to post a warning for anyone seeking copies of a Title Register and/or Title Plan for a property/ties to find property ownership and/or general information about a property. There are numerous scamsters out there who have created their websites using trading names to include ‘Land Registry’ and the majority being prioritised by Google in any search for ‘Land Registry’. These sites all purport to provide copies of the Title Register and Title Plan for any property, but fail to properly describe what you are actually paying for. They all charge upward of £15 for ‘copies’ of the Title Register and or Title Plan for a property, which anyone can easily obtain online directly from HM Land Registry at ***gov.uk/government/organisations/land-registry for £3. I challenged one of the sites ‘Land-Registry-Deeds’ on this and they responded that they are providing ‘official copies’ vs the online copies provided by HM Land Registry, but ‘official copies’ can also be obtained from HM Land Registry for £7 vs £20+ the scamsters are charging.

So if you simply want to know who owns a property and view the title plan, then please make sure you obtain these via ***gov.uk/government/organisations/land-registry at ...eservices.landregistry.gov.uk/eservices/FindAProperty/view/QuickEnquiryInit.do. You can also do an initial quick search to find out which documents are available from HM Land Registry at ...search-property-information.service.gov.uk
Even if you are looking for more detailed information, first search at Gov uk HM Land Registry section and don’t fall prey to these unscrupulous scamsters.

Below is a list (not exhaustive) of the top sites which come up in searches and which should be avoided at all costs:

... = https://
*** = https:// www

Google search for ‘Land Registry’:
...landregistry-deeds.co.uk
***landregistrysearches.com
...onlinelandregistry.org.uk
***landregistrydocuments.co.uk
***land-search-online.co.uk
***landregistry-titledeeds.co.uk

Google search for ‘Property Information’:
***landsearches.co.uk

Google search for ‘Property Owner Search’:
***landregisteronline.org.uk
...onlinelandregistry.org.uk
***landsearches.co.uk
...landregistryservice.uk/

Should the Gov restrict the use of official titles like ‘Land Registry’ in trading names/websites? 3 votes

    Yep, it's a well-known scam.

It's not just LR documents, you'll find sites that will over-charge for passports, driving licenses, etc.

It's just part of standard online safety though, I thought that everyone already knew that anyone can pay for advertising and to always visit *.gov.uk as the first point of contact for anything government related.

Your poll is irrelevant, it simply isn't technically possible for the UK to write new legislation restricting the availability of DNS records and the content hosted on overseas servers.
