Landlord - Replacing oven and charging me

Just looking for some advice.

My landlord still has my deposit. I moved out a couple of weeks ago. There are a few things that need fixing in the house which I am more than happy to pay for. One of these things is that the oven needs cleaning and a knob is missing.

I've had a look online and found that an oven of that size will cost £50 or so to clean and a replacement knob is £10, max.

He's now saying that the oven couldn't be cleaned and has had a new one fitted instead. The first I heard of this is when I got the bill for it.

I'm just wondering if anyone has any advice. Clearly this isn't on.

How much is he claiming for the oven? How old was it?
    - IT is possible that it couldn't be cleaned. Does he have pictures before / after? A statement from a cleaner saying it couldnt be cleaned?

    - IF he does legitimately have to replace it, then you're only liable for the depreciated value. So if a new oven of comparable quality incl fitting is £200 and it was 5 years old, when a new one should last 15 years, then you're only liable for the lost 10 yrs ie 2/3, which would be £133.

    - If he chose to replace but cleaning would have been sufficient, then he can get a quote for cleaning and just charge that, even if he chooses to upgrade or leave it or do whatever. What exactly needed cleaning? £50 is ambitious - reasonable. £70 wouldn't be too far off the mark, particularly if it was a double oven, or more for a hob / extractor too.

(Assuming you had an AST) was your deposit protected? If so dispute through the deposit protection scheme. The landlord won’t get new for old.

I know you aren't looking for this kind of answer but think what a £2.99 pack of Oven Pride (available for this in many supermarkets etc) and half an hour's work would have saved you in terms of trouble and finances. That includes a quick google for best oven cleanerhttps://www.yours.co.uk/lifestyle/home/articles/best-oven-cleaner-review

But yes, you shouldn't be paying for a brand new oven, not even the knob if it was an old oven. So you will have to spend some time filling in paperwork to claim your deposit back in full, with proof the oven was 'old' (defining old). Expect to lose some of your deposit but not the whole cost.

Even better, use baking soda (leave overnight) once a month and then its not such a nightmare job on moving out.

It's perfectly possible the OP did clean the oven but not to the landlords satisfaction (aka - an excuse to hold back a portion of the deposit). I had the same thing happen to me on a few occasions when I used to rent.

If you do it well enough, this situation doesn't arise.
