Instant House Buyers

Hi everyone,

I just wondered whether anyone knows how much below market price or your advertised price, these companies tend to pay for your house?

We have had our house on the market for ages and have already dropped the price quite a bit. Unfortunately we have a rather quirky house - on an unmade private road and with downstairs bathroom. We also have an upstairs shower and loo but makes no difference to some people and personally we love the peace and quiet of the road, but apparently people these days want little boxes with no character on main roads!

My other half cannot retire till we sell and we really really want to get rid, but we need to make a certain amount or we can't pay off the mortgage AND buy somewhere else!

Any advice would be gratefully received. Thank you

    Drop your selling price by anything up to about 30%. That should shift it and you'll get more than through a house buying company.

    Sadly dropping that much would mean we could not afford to buy anywhere else. :eek:

    They don't pay a lot. Why not speak to some local agents and get them to give you a "quick sale" valuation, suggest to them you're considering changing agents. Then see how much the lowest quoted price is to get a feel for where yours might sit if you just reduced the price by a reasonable amount.

    They are either going to buy to rent out or to sell on, from a desperate seller so going to want to offer way under a fair market value.


    You can always get in touch to see what they offer and then list it for 10% above that figure.

    Thanks everyone. We have changed agents and the ones we are with now are getting us viewings which the others were not. I guess the combination of a quirky house and the political situation means we are going to have to sit it out for a while.

    If you're brave enough to post a link on here, people are usually good at spotting what might be putting buyers off and helping you get a sale.

    I am always puzzled when people fall into the trap of going with agent A who says it's worth £200k and then 4 months go by with no viewings. The agent then says drop it to £170k and you end up taking £160k because it's been on the market unsold so long.

    What's wrong with asking "What will this place actually fetch based on recent nearby sales?" and filtering out the liars-to-get-the-instruction from those?

    Agree my in laws had a property like this one quirky with access issues and we chose the agent based on their past ability to sell such difficult properties, not the agent who promised the most money.

    Because it can be difficult to get recent sales for similar houses nearby in the same condition.
    On my street the house designs vary as do the size/direction of the gardens and decorative state and there aren’t always recent sales.

    This house is unusual so it’s unlikely to have comparable.
    I’m surprised though the agent hasn’t picked up on the upside of a downstairs bathroom which may appeal to someone who has difficulty with stairs.
