Public liability insurance

I'm moving to a new home on a private road, which will be managed by a private management company in which each house owner will be a shareholder and director of the company. I'm particularly concerned to make sure I have the right insurance to cover me against any liabilities caused by e.g. accidents to children playing in the common areas of the development, falling trees, etc. I know the management company should pay for its own insurance policy but there seem to have been some failures on the part of the developer or their solicitors, and not all the house buyers appear to be members of the management company which was the original intention of the developer and is defined in the sale contract. This aspect is obviously going to take some time to sort out and I'm moving in four weeks.


I want to be sure I'm insured against having to pay out large sums in the event something unfortunate does happen before the management company situation has been rectified. You never know when Sod will strike. Is it possible to have public liability insurance for a share of responsibility for an event which doesn't happen on my own property?

I get my public liability insurance from Ashburnham who I've seen advertising liability cover for "private roads". Been with them years and they seem really helpful when I ring them so might be worth having a look at them.
