At the risk of sounding glib, the "value" of the property is just what someone is willing to pay for. Or more accurately what a lender is willing to lend against it.

An FTB with a young family buying the house to live in for the long term with a stable secure job might be willing to offer 550k. OTOH someone who expects to move on in a few years might be worried about house price movements in the short/medium term and thus unwilling to pay 550k.

Hmm that actually makes perfect sense as i'll be buying to live in

Block paving at the front is at air-brick level, same at the back. How close is it to breaching any dpc, does it splash back up & over it? (you'd need to actually go & look)
Flat roofed extension, what condition is it in?
    Condition of chimney?

Opposite 2 schools & a nursery, so parking issues?
Looks like that isn't your side access...
Next door has had a massive extension + loft conversion, so could be a lot of people living there.

4beds & only 1 bathroom on the same level

All things that affect the value.

Thanks, i dont actually understand your first paragraph... "Block paving at the front is at air-brick level, same at the back. How close is it to breaching any dpc, does it splash back up & over it?"
No idea, i have no experience with this, or what it even means?
The side access thing i asked about, and apparently it's shared, but the next door has got a dud car parked there.
How did you see the next door extension please?

would you say in your opinion, its not worth 550?

    Thanks

    dpc = damp proof course

Shared? And next door are using it and there's a wall between that space and 'your' house and not one by next door's?

That alone would be ringing enough alarm bells to have me running for the hills.

So you'd be paying for a semi but having to climb over a wall or go round the pavement to get to the garden?

Yes i asked the same thing about the wall, and i was told what mentioned previously. I guess if what i've been told is true, and its shared, I wouldn't allow to keep that wall there if i purchased, id want it either in the middle of that side entrance, or no wall.
I guess those things should come up in the legal checks?

So you're going to be starting off with a potential neighbour dispute

If you are definitely going to buy it, please speak with the neighbours that side before spending money. As G_M would say, take cake!

PS To clarify - I'd not touch a shared drive (or even shared space like that between houses) with a bargepole. Too many disputes.

Genuine question, how is the house semi-detached?

From streetview, it looks like it's at the end of a terrace of 6 houses from 75-85 Castleton Road.
  • Nice house, road looks like chaos with schools and traffic and parking. will you be sleeping at the back.

Definitely end of terrace (ignore my use of 'semi' earlier too!).

Theres way of being nice and getting your point across, there may be a genuine reason for it, so will only know when i ask, which i will do prior to purchasing.

I guess i'm never asleep at school times, so sleeping isnt a problem..... i guess it depends how often parents block the driveways to drop off children
