Have you ever heard of an estate agent telling a prospective buyer that things are pretty slow moving so there's no need to rush in to making a purchase? Me neither.
I had that from a friend's husband, who was an EA.

Mind you he was renting me a flat at the time!

Anyway, I took no notice, carried on saving and bought within the year. Prices shot up.:D
  • The factor should be instructed to carry out an inspection. After that they will (should!) inform all householders of the proposed action and any associated costs. If the damp is causing material damage to the property the factor can authorise works and then bill the householders, whether or not a majority agree.

Been in that situation before. Factor ending up taking one householder to court for refusal to pay.
Things that are differerent: draw & drawer, brought & bought, loose & lose, dose & does, payed & paid

Take my word for it, for past few months when we started looking for our new home, we were alerted to properties added early in the week to EA's website in same street and then told the property had sold/under offer when looking to view a few days later (we live in a different city and due to work commitments can't easily see anything quickly). So yes, they do sell that quickly! Everything on the street we're moving to sells within a week pretty much.....incredibly buoyant market where we're moving to

I'm not one to mess about so if I know an EA is messing me about, I'll move on. My brother is an EA so also know their speak and don't have time for people to waste my time.
