sorry i'm struggling to be clear.. i can see why they appear to contradict.. i was told afterwards why the delay had happened (for permission of landowner) but we were also held up for the various different electricians, plumbers and so on for bathroom. I interpreted the permission thing as permission from social services/council at first as they were funding things. I was quite heavily medicated at the time and not sure what was happening.

I'm an anxious soul so would not do things 'wrong' intentionally but realise I have.

Markin .. i would of course remove the ramp and put grass back if asked, that is one of my fears and why i asked the question. As for moving fence out that isn't the plan, lots of others do further up the hill on our estate but my back garden is adapted with raised beds, established plants and i dont want/need to start again.. plus fences cost so much and it wouldnt look as nice.

tired dad.. i think that might be whats happened here as we cant find builder that is on the plans

i thought it would effect my house sale if he ramp comes across this strip of land

mistral.. we had a project managed funded as part of the grant but he disapeared soon after.. i agree it's on my shoulders and thats what scares me

it is shown as owned by someone who isnt the council..

shrubs are back from road, not the type that will damage pavement or walls etc.. and kept pruned..so no problem to walkers or car visibility.. as you say its my access that bothers me the most.. we can always dig the shrubs up and re-turf. But if asked i'd remove the ramp too.

As I said i'm scared of getting into trouble

Davesnave's advice is spot on, but if you really are determined to buy the land and move your fence out to the edge of this strip, you need to see your solicitor. You cannot do it on the cheap by getting free advice from here or from friends or from people in the building trade who are not professional advisors in these matters.

If your garden is presently very small and the addition of the strip of land, say doubles the size of it, then buying the strip of land could increase the resale value of the house, but if the garden is already large then the increase in garden size resulting from buying the strip might not affect the resale value at all.

    Thanks everyone.

I have no intention of moving fence out. I know that is why this is usually done but the cost and energy needed and destruction of my garden borders, moving shed etc doesnt make it worth it.

My biggest concern is my access ramp if i came to sell. I came looking for some info before deciding if we should see a solicitor. It seems the general consensus is to leave things alone, i quite like that plan but don't want to get into trouble. If we do decide to progress i would make an appointment but might just wait and talk to solicitor if/when we list house.

    thanks folks

It may be owned by somebody but it would still be considered part of the highway. That is probably how social services could get away with putting a concrete drive through it without a problem.

I saw where a man on an end/corner house bought his strip of land that went all the way from the front, up the side and round the bend as he was experiencing "nuisance" from teens gathering on it.

He had to ask for a stopping up order, which is what's needed to stop the land being part of the highway. That's a phrase for you to google.
