Seller puts down a hard date for exchange

I'm in the process of buying leasehold flat and conveyancing is in progress. It has been as expected (I think!) with a leasehold and a lot of queries to and fro. I was informed by the estate agent today that the seller has said that unless we exchange by 15 August, the deal is off! I don't understand what has happened as…

Done that now.

I might have discovered why the seller is in a hurry. Another flat in the same compound has come back on the market (it's was SSTC for many months now) for 20k less than what we are paying! That flat is one floor higher but much better presented.

I might give the estate agent a call tomorrow and see what is up.
