Bailiff looking for previous tenant

I purchased a property which was previous let to tenants.

I currently have contractors in the property as I am doing a quick refurb before I let it. Yesterday the contractors rang me as a Bailiff came around looking for a previous tenant.

He left his number asking for proof of a new owner and then he will close his file. I've rang and left a mobile message and I have had no call back.

I have since read that I do not need to even provide that information, I just simply inform the bailiff that the person no longer lives here.

What is the correct approach when I finally get hold of this guy?

    You can be as helpful or unhelpful as you can be bothered, really. It's the bailiff's problem to find the correct debtor.

    Thank you for that. I will just tell him there's a new owner and if he needs proof he can access the deeds of the land registry.

    I just wasnt sure if i was obliged to prove it myself.

    The more helpful you are the sooner the file gets closed. Else he just marks it as ongoing and you get another call in 3 months. If the right move price has updated tell them to check that, should be enough proof

    Land registry can take some time to update.

    Just leave a letter from the solicitors or something confirming you are the new owner/completed. If you do not tell them, they will probably be back. evidence you now own it and they will not come back.

    Give them a photocopy of that to take away. I know that will cost you a few pence, but remember that economy should be your servant rather than your god.

    tell all bailiffs to talk to the estate agent who sold you the house to see if they will reveal the debtor's address
    ( They won't but it will get the bailiffs off your back)
