When to negotiate

Hi, me and my partner are buying a new property (new buyers). We went to reserve our plot and in two weeks we are going to talk about our extras and upgrades. We don’t really now if we are on time to negotiate. Can we negotiate on our finishing touches appointment? The house is not cheap, also it’s the last plot that will be ready for this year. The salesperson told us the missives should be done before our finishing touches appointment. Are we on time to negotiate?

Well, we didn’t hear from our solicitor yet as the reservation just happened yesterday. We already know how much we can borrow from our bank. The salesperson emailed us saying they need to know if we want any electrical or plumbing items, they need to be ordered by next weekend so it means we should go to speak to them before our finishing touches appointment.0

Right, so you're almost certainly not going to be concluding missives (assuming that's what they meant by "the missives being done") within the next two weeks. So in theory everything is still up for negotiation, though I think it would have made more sense to do so before you reserved.Well, we didn’t hear from our solicitor yet as the reservation just happened yesterday. We managed to negotiate a few bits after we had reserved our plot.
It was ready to move into so we didn't get to choose any extras or finishes. But as it was finished they wanted it sold so we managed to get money off the already reduced asking price, a very good part exchange on our old property, stamp duty paid, legal fees paid and £500 moving costs.0
