    Oh dear.

    I would suggest checking if it is really a drug house (growing or otherwise) or is it just hear say.

    If it is, 'shop' the house to the police as a drug house, that should clear out any drugs and users etc.

    Arrange to take 'ownership' of the house and change the locks, get it insured.

    Then sort out what you want / need to do with it.

    Go and see a solicitor for advise

    Get the sister on board to help

    Thank you all so I have this has definitely given us some starting points.
    The sister is not emotionally, mentally or physically due to many factors.

    What would happen if we do nothing? Could this come back to bite us in a few years time?

    Put it this way...the passage of time can only make things harder to sort out.
    Googling on your question might have been both quicker and easier, if you're only after simple facts rather than opinions!  
  • I totally understand that that’s the case hence why we find ourselves in this mess now. However I think the probability is that the estate is insolvent especially if it is being used for drugs (trying to establish if this is true at the moment). Is it worth going through probate just to take on all these problems? We are overseas and can’t be physically present to oversee anything and don’t have anyone to help with this.

    Without probate (actually Letters of Administration IF there was no recorded will) you can't do anything with the property. It gives you the legal authority to deal with the deceased's estate so IF she was the sole owner then it's going to be needed at some point.

    Unsure as to why you haven't posted outcomes of any check to confirm how it is registered as suggested by others - IF it is registered of course. If it's not then the complexity grows.

    And IF it's being rented out then assume it's a very short let to someone they know, so a private arrangement, as can't see how it can be done when they don't own the property assuming that is the case of course.

    Distance will always impact on what you can or can't do physically re the property but shouldn't impact on checks/legal issues. They are more a case of willingness to do so and cost and with the former there are clearly lots of factors involved so very much a personal choice re what to do next, IF anything.

    Is the house really not likely to be worth much? It's hard to give structured advice without a rough value as there are houses selling for mid £20,000's in some parts of the country whilst the sky's the limit elsewhere.

    The house is likely to be worth be around between 70000-100000 if in a saleable condition. We really need to see the condition of the house now but at a loss on how to do this...

    Have you looked on Google Streetview? That can be very up to date in some places.
