Loft conversion without building regs

    I’m just concerned when I do the loft conversion I’ll need to do a lot which will add cost, such as replace the rafters to the required width. Is this something which would be an exceptional cost not normally required? Sorry I’m jumping the gun but need to know where I stand so that there isn’t a significant cost not factored in. The sellers purchased it only 2 years ago, so I’m cautious why they are suddenly selling now. They told me it’s due to a health issue.

    Which is why you ask your structural surveyor to comment specifically on what it would take to bring the loft up to current regulations.

    When you say structural surveyor, would the building survey advise on this?

    As asked above, are you paying any premium for the (semi-) converted loft? If not then you're in the same position as you would be if you were buying it with an unconverted loft.

    It’s not being sold as a habitable space, however it has a toilet in it, heating and electricity. I do also question wether it would be looked at unfavourably for a mortgage valuation?

    "Unfavourably" compared with what - an unconverted loft?

    It'll be valued on the basis that it is what it is, and on the assumption that it either has necessary consents or that a suitable indemnity is available.

    What di you intend to use the space for....as an occasional room or something that's used daily?


    If its an occasional room then you will probably find you don't need additional support to the rafters and flooring...but if you intend to use it as a functioning master bedroom suite for example you could find you'll need to revisit its long term plans for supporting the way you wish to use it.

    Long term I’d like to convert it to a master bedroom with en suite. I understand it’s difficult to say, but how much can it cost to put right not including rest of the conversion?

    No one on an internet forum can give you even half a realistic figure to put the issue right...that's the job of someone your employ to give their recommendations having fully viewed the property and its conversion.


    What I would say is if you are planning regular use of the room then you would be best advised to get proper information from someone who knows about structures....they will need to be load bearing if you plan to use on a daily basis,

    A loft conversion can cost what you want it to cost....that's why you wont get a ball park fix cost here as such.


    Plan for many thousands and if it comes in less its a bonus...sorry that's as best as you'll get from me.
