2nd estate agent?

Do you think it is worth putting our property on with another estate agent? Is there any point as it’s already on rightmove? Does it renew interest or look ‘desperate’?
I like our current estate agents, they seem to be the best in the area. The photos are good and there’s plenty of them and they are personable. Our problem is this - we put our house on in February and it sold straight away, went to the new build development we’ve had our eye on for so long and there was a property of the type we wanted already built and ready, fast forward to June and our buyer pulled out on exchange day. Developer said they would give us time to sell which I was pleased about as it is a specific house type we need for our growing family that I haven’t seen anywhere else, the prices are really good and it is in the area that we already live so it really is the home that we want. House ‘sold’ again within 2 weeks....then it turns out buyer can’t afford the mortgage. It’s been back on the market for 7 weeks and we have had 6 viewings, developer seems willing to wait as they know it is a slow time of year to sell. So if you were me would you put it on with another estate agent or not bother? It is already priced competitively so this isn’t something I want to change at the moment.

I would always go multi-agency if you are going a new build. I would also not have taken it off the market until survey has been booked. (I actually kept doing viewings until we heard they got a mortgage offer).0

When I was buying I only looked at Rightmove, didn't overly care who the estate agent wasAn answer isn't spam just because you don't like it......0

If it was priced competitively it would probably have sold by now?0

I appreciate that after a few weeks most people would say drop the price (it’s £175,000) it’s the only one you can buy full price with freehold (used to be shared ownership) and all of the offers we’ve had have been close to asking price and no one has said they thought it was too expensive when asked by the estate agent. I’m also looking on rightmove daily and it seems in the right price bracket. To be honest if it doesn’t sell soon we will have to take it off the market as we will have lost the house that we want.0

In these days of rightmove/zoopla it is unlikely that putting it on with a second agent would make any difference.
Also check your T&Cs with the current agent to ensure you are not in a "sole agency" situation.0 -
I always interpret multi agency listings as "buyer is desperate to sell"
Choose 1 good local agent and use them.
How did you choose the current agent?
I know the situation is slightly different but I went through 3 separate agents before finally hitting on the one for my rentals....its not just about commission or whatever but its about finding the one that's in tune with you and that you can have open and honest conversations with.
You don't need an agent who is going to get all and sundry through the door but you do want the agent that's going to give you the quality viewer whos likely to be able to proceed fully rather than pull out once they find they cant get the mortgage.in S 38 T 2 F 50

I would only look on right move/zoopla and I actually find it a bit frustrating when you see the same house on with multiple agencies all at the same price. just personally it irritates me. I would say stay as u are, you have had offered etc so if it aint broke....Just a single mum, working full time, bit of a nutcase, but mostly sensible, wanting to be Mortgage free by 2035 or less!0

I am frequently amazed at how many people get these relatively simple terms confused.0 -

Thank you for replies, I agree that I think it looks desperate to be listed with more than one estate agent so I’ll either stick with this one or stop selling through this one and go with another.0
