Started the process with the deposit protection company. Just to calibrate my expectations, I am attaching the photos of carpet showing the iron mark. I still do no think it is big enough for a full carpet change. Also, would the adjudicator charge me for the sq ft of damage or whole carpet?
Damaged blind - I think he can get the damaged slat replaced.

I hope you researched the concept of betterment, much better argument to reduce costs.0

I hope this doesn’t come across as patronising but well done on disputing it formally. You might well not have done it perfectly this time but the experience will stand you in good stead for as long as you are renting.
I wish you luck on this one.TornSoldier wrote: »Started the process with the deposit protection company. Just to calibrate my expectations, I am attaching the photos of carpet showing the iron mark. Thanks, mate! Hope it goes well.0 -
Since I raised my request, the LA has come back reducing from full carpet and TV to 60% of the new. I still do not think I should agree to it.
The carpet has an iron mark. Would the adjuticator charge me for the damage sqcm area of damage or the depreciated life?0 -
:rotfl: A 40% discount already, just by taking it to a formal dispute? I am shocked! (not) You're already better off!
For the carpet it's hard to say what the adjudicator might allow without seeing exactly what the agent is presenting to support their claim. But it's fair to say that whatever the deposit scheme allows will be less than what the landlord wants.
I hope all these discussions are taking place over email and not telephone calls.
In your place I wouldn't agree to it. Worst case scenario the adjudicator awards the landlord what you would have to pay to settle at this stage. Nothing lost. Let the [STRIKE]scumbags[/STRIKE] ethically-challenged agent/LL work for it.TornSoldier wrote: »Since I raised my request, the LA has come back reducing from full carpet and TV to 60% of the new. You (or the LL) need to confirm the age of the carpet / TV and the quality to determine whether 60% is fair to account for betterment.
Regarding the iron mark, if previously it was a smooth, unbroken carpet that was damaged, then that's what needs to be fixed/replaced. The damage is your fault, so you do owe the cost of putting the LL back in the same position, ie with a smooth unbroken but x year old carpet. Charging for new would put them in a better position ie not fair on you, but charging for a patch job would put them in a worse position ie not fair on them.0 -

Exactly! It is not broken as in the iron did not create a hole in it but more of a visible mark. In general, I wouldn't change the carpet for the amount of mark it is there. Not sure if you can see the image i have attached in the post above0
