    If in doubt get it tested its not that expensive. Fancy patterns in plaster was very popular in the 1970s and 80's and it is pain to remove and is usually just skimmed over.

    Asbestos is generally safe if left undisturbed. The danger occurs when any fibres become airbourne. The HSE is rightly very concerned about anybody attacking asbestos containing materials with power tools.

    Asbestos was still being used in construction into the early 1990s.


    if you want an asbestos free home, you need to buy one built after around 1995. However what are you going to do about the asbestos in your workplace? The train station? The bus station? The kebab shop you go to after downing 16 pints of Guinness and 4 Tequila Slammers on a Friday night? The sports complex?


    Realistically, Artex is a very, very low level risk and thats assuming it actually contains any asbestos.
    Eat vegetables and fear no creditors, rather than eat duck and hide.

    I can't imagine buying a house after one viewing let alone no survey. Back to square one I think, old house equals FULL structural survey

    We're doing just that. We live five hours away so one viewing was all we could do.

    It's a 2014 build so no asbestos but we will commission a survey.

    We were unable to view multiple times, as offer was accepted the next day of viewing. House isn't very far, however, I was genuinely not sure that lender will only do a desktop valuation. Tbf house looks in good condition, and evidently been looked after.

    Owners have been very busy, but have always said we can view again, we decided not to take up on the offer until our mortgage was approved. We had already delayed the process waiting for a payslip for 3 weeks! Went over with a builder and I had a good look after the house for any cracks or anything suspicious.

    Currently do have quote of £650 for a survey. Which I think is ridiculous, given the fact that asbestos wouldn't be confirmed or ruled out. Will see if I can find sometime cheaper, or:

    I may just get a specialist to check if these ceilings do have asbesto. If anyone knows of any good places - do let me know please.
