Please explain Estate Agent speak - “Guide Price” on a house for sale?

    I understood Guide Price similarly to pinkteapot - neither vendor nor agent is sure, perhaps due to limited comparables.

    I'd interpret it as meaning offers of perhaps 10% either way would be considered. I think it means vendor doesn't know how they'll feel about an offer until they get one.

    I think eddddy's suggestion is good:
    Tell the EA that you're interested, but you're a bit uncertain what they mean by 'Guide Price'.

    And ask the EA what offer the seller is likely to accept.
