No building regulations certificate for original construction of house

    AIUI unless there is something actually dangerously wrong with the building the council can't take legal action later than 1 year after the non-compliant/non-registered works anyway.

    But with the state of new build homes in this country, buying without any sort of warranty could be rather risky. Missing wall ties / firebreaks?

    I repeat. It will have been signed off.

    Assuming the vendor is the only owner to date, is there any reason they don't have the certificate with the rest of the purchase/ownership paperwork?

    Probably because the certificate tends not to have been issued by the date of completion, and people are a bit lax at following up and filing things appropriately.

    Given the seller has contacted the council herself, am I within my rights to speak to the council myself to try and source the certificate?

    You could at least start with a conversation with building control about the development and trying to see if the development has been filed in a way other to door number and postcode.

    Perhaps they were filed in bulk as a development, or with plot numbers for the development...

    If you start to dig in a more generic manner, if you feel you're getting somewhere, then you can be more specific.


    It's all public information, so there's no reason why you can't look for the Building Control Approvals for an entire development.

    I would talk to your solicitor first about how best to proceed.
