Since then, he's been nasty and insulting, bordering on aggressive to my daughter and my other lodger.

    How old is your daughter?
Is this other lodger male or female?

Daughter is 21, lodger is male. He's always ok when I'm around, but when I go out or away he seems more confident to be snarky and unpleasant:(.

I've told her to record all further interaction with him and will be telling him to shape up as soon as I finally see him.
  • Get him out, don’t leave your daughter alone with him!

You gave him written notice and if you are concerned for your safety then you evict immediately by Changing the locks when he goes out. You absolutely must change the locks when he is out. - go and buy a new lock cylinder NOW have it ready to change the minute he leaves the property. It takes no time at all to change a lock cylinder just look on YouTube.

(A lodger who is home all the time costs you money in heating, water and more wear and tear, try to get one who goes out to work, college or some training).

The Police will help you if you have any major concerns for yourself and the rest of the household's personal safety. You would have to repeatedly emphasise that point.

Make sure that his belongings are stored somewhere safe and dry, give him a specific time to collect them then make sure you have someone with you when he comes to collect them, if needs be you can call the Police again for that if you are afraid for yourself.

Regards the cat, look after it until he comes to collect his belongings failing that contact the RSPCA.

If you're at the recording stage then get him out. Your poor daughter should not have to put up with this in her own home if you have the power to stop it.

Also worth printing out a fact sheet that defines what an "excluded occupier" is and what rights they (don't) have. Many police officers don't understand the difference between a lodger and a tenant and will see any attempt to remove one as an illegal eviction.

Treasure the moments that you have. Savour them for as long as you can for they will never come back again.

  • One extra difficulty is that he has a cat and I don't want to cause the cat any harm. Of course it is harder for him to rent somewhere with a cat in tow:(

Just put the cat in a box along with his other possessions.
