    I know, I understand...it's not ideal but I think without a fat budget there is always a compromise: we discussed on this thread properties above shops, attics, buy ex-social housing etc. there is always something. I think that property got potential and with me being a photographer I would love to have a space to build a little studio (in the outdoor patio) which not many properties (in central London) allow to do that. Ok it may not be an easy re-sell, but how about renting it out in the future? Studio flats going for min £1000/month in that area, a one bedroom could easily start at £1250 - and that pays the mortgage itself.
    I'm not saying I'm settled on it, but it got my attention. 

    jimbog - how accurate are those Flood Risk indicator? That's quite an useful piece of information 
  • TBH I reckon for the target market for that flat (which I think is young, single professionals), it doesn't matter too much. As for lenders, you may only know when you apply, but I think it is less of a problem than being over a shop. 

    As a rental this looks fine. The outside bit could really add value if you could waterproof it. Not sure if it is secure enough to leave things outside, or if you could extend the roof to the wall (this is likely to be expensive).

    Looking at the pub it seems a bit of an old mans type place. I don't think these get very busy or rowdy even on weekends but you could visit to get a feel. And IMO these places may end closing down. ISTM Goldhawk Road had several of these old man places on that either don't exist now or turned into flats.

    I don't know to be honest. 
    As for the pub, what with the Covid situation if needs too be asked just how viable pubs will be in the future and something else might replace it. 
    Are there any extractor fans from the pub or neighbouring premises? They can be LOUD!

    Depends on the type of shop. Licensed premises and take aways are generally considered worse neighbours - more scope for rowdy customers, antisocial opening hours, cooking odours, noisy fans etc.

    Ground floor flat next to a pub in a central city location? How are you feeling about cleaning up the spew and people peeing up against your property?  Not to mention fights, fag ends and general litter.  Not such an issue higher up, but ground floor?  I'd think long and hard about it TBH.

    I know the area very well and I'm familiar with the pub too, it's an old man pub...nothing too crazy. there is none !!!!!! around etc. it's pretty much a 'community pub'. 
    I did found out the owner of the property is the notorious landlord of the area...so my interest kinda dropped on that. Shame

    I think this Camden option is good. I'd go for the one with balcony and over time do it up to your taste.

    How about this: https://www.rightmove.co.uk/property-for-sale/property-75814825.html I live in Tufnell Park. It's a really lovely area - feels very safe and up market. You're right by the station here and it's quick to get into town (I live moments away from this flat and I could be in Soho in 20 mins). Not sure how parking works in this block but there's potential for underground parking. If I were to stay in London I'd definitely stay in this area.
