I left my offer on the table - today EA said I should push to £300K otherwise the vendor may leave the flat for lettings. I just feel he's pulling the strings, I will stick my guns to £295K and not going anything above it.0

I'd have a serious look a the Wendall Park place - the area and flat look like safer bets to me - although probably not as exciting in the short term.
Perhaps also look at flats a bit further out on the central line around hanger lane?0 -

I pity the buyer, I wonder if they need a mortgage and whether the valuation will mirror what they offered or will they need to cough up the extra"It is prudent when shopping for something important, not to limit yourself to Pound land/Estate Agents"

presumably the original agent who had the property for sale has had an offer that matches the vendors expectations and has been accepted...if you are going to chase this flat now you will need to offer more and go over the budget you originally set yourself.
Don't let your emotions rule on this one...
