End of tenancy eviction

Hi,
My mother rents out a property and the tenancy is due to come to an end 30th of August. She has decided to sell and would like the tenant to vacate.
I've searched the site, and would it be the correct procediure to issue a Form 6a in the first instance?
My mother lives in Wales btw.

yes, the start point is to serve a Form 6A dated on or after the tenancy end date provided it is served before 1 July so you give the required 2 calendar months notice.
is the tenant aware of mother's intentions? Would be polite to have a discussion with them rather than hitting them with formal paperwork out of the blue.
You are asking them to leave their home, they may have some thoughts on that matter... so find out nicely rather than confrontationally.0 -

Has she asked the tenant if they'd want to buy it?
Getting an eviction notice would most likely kill any good will, whereas a conversation might be fruitful.
Where does the tenant live, your mum can live on the moon for all it matters

I've made her aware she has to give 2 months notice.
The tenant is aware of the situation, but is not interested in buying.
If she serves the notice today, would the date on the 6A be 2 months hence?

2 months notice doesn't mean they will leave after 2 months, you would hope they would. a legal eviction takes many months and costly, I hope your tenants leave.
If your selling to another BTL, that may not be an issue"It is prudent when shopping for something important, not to limit yourself to Pound land/Estate Agents"

Notice is served typically by post, so I would do that. It is considered served 3 days from posting.
So if you post today the notice should be dated from Tuesday.
Registered mail is not a good idea, as the tenant can simply refuse to sign it.
Be aware that the eviction process is 6-9 months and it may be quicker and better all round to simply pay the tenant to leave.0 -
