Beaumont Legal... are they really that bad?

    Right... it’s looking like I may have to find someone else, I’m finding the online reviews too worrying!

    Why is exchange in 4 weeks so unusual? There’s no chain... I would have thought it was fairly straightforward ��!♀️ (Though clearly, I’m far from knowledgeable!)


    It's great that there's no chain, but this is only one aspect of the conveyancing process and has no bearing on whether it will be straightforward or not. The property itself will dictate to a certain extent how long the process will be and how many other outside companies/people are involved, i.e. management company/freeholder/lender and what information comes to light during the enquiry stage.

    4 weeks to exchange can be done but it is very optimistic and unusual.

    Your mortgage broker may liaise initially with the solicitor but ultimately you are the person instructing the solicitor to act on your behalf and it will be you that the solicitor will have most contact with.

    4 weeks sounds unrealistic to me. We bought a property where there was no chain and no mortgage and it took 5 months.

    We sold using Beaumont Legal at the end of 2017 and we were very impressed. The whole process from acceptance of offer to completion took about 7 weeks and that was with the Christmas break in the middle where understandably very little got done for a couple of weeks.

    We were so impressed that when we bought our next property a few months later, we used them again and once again were very pleased with them. We asked for and were given the same solicitor as we had used previously.

    I will say both transactions were relativity simple, chain free, cash buyer etc, but we were very impressed at how quickly they responded to emails and were nearly always available to talk to on the phone or if not would call back quite quickly.

    They are a large firm and it probably does depend to a certain extent who is assigned to be your solicitor. I'm sure some are much better than others. If you look at at review sites, my advice would be to note the name of the ones that constantly get good reviews and ask for them by name.

    If you choose to use a local firm, bear in mind just like the online versions, some are good and some are very bad. Good luck!

    From experience as long as you keep chasing them they are like all solicitors.

    But they will take the mick if you leave them to it.
