Tenants moved out as I am selling, options?

Even though you are planning for a mutual agreement, there are lots of landlord-tenants law you should take into consideration. Rather, you can concentrate on the faster sale of your home.     I disagree in part with the other replies...

    You could engage this 'friend of a friend' as a house-sitter. His role would be to take care of your property; help to show round potential purchasers; and (crucially) care for house-plants -- so make sure that you have some house-plants before you let him in.

    Under such an agreement you must NOT charge a commercial rent -- you pay him for the services he provides to you, although he might contribute to the utilities and running costs of the house he inhabits.

    I hope the OP has browsed the forums since making this thread because most of the time, the story is from someone about to lose the sale of their house because their tenants refuse to move out without it being dragged through the courts.

    I'm sure many of them would have worshipped their old tenants for moving out and having vacant possession during the sale.

    ....and even if they're perfect tenants who move out at a date convenient to the vendor leaving the property in inmaculate condition, their mere presence at the time of listing will be enough to put off many buyers.

    Your tenant has done you a favour by moving out. Much easier to sell a house that is empty than one that is tenanted.

    If you post the details of your house there are lots of people here who could point out issues and offer suggestions on what you can do do to get a quicker sale.
