    £250k seems to be the ceiling for 3 beds

    how does it compare for space to those at the top end of 3bed?

    You won't do that with £20k.

    You would have to excavate 1/2 the garden.

    In the picks there is a room with fire and steps up to the left, which room is that.?

    One of the main bedrooms.

    We would take out the wall between the kitchen and conservatory and take out the wall/doors by the conservatory to get the space ideally.

    I think we would have about 45/50K.

    So it hasn't sold yet and has had 20k knocked off.... we said we would be looking at paying 190. But EA was pretty patronising.

    I don't see them getting 230 for it.

    That would be a BIG no from me no matter how much I liked the house.

    Our bungalow was also a probate sale . It also smelt damp. That's because it was. This was to do to do with airbricks that ventilate under the suspended floor being blocked up and causing the floors to go rotten. So do get that checked out.

    We didn't mind doing work (there was other work apart from the floors) but only you know how much you are prepared to do.

  • An often overlooked question is: do the vendors or their children have rat bites on their bodies? If they are being gnawed at in their sleep by rats, they will probably try to conceal with long sleeves, so be sure to insist they roll up their sleeves/trousers so that you can inspect them for rat bites.

    1. Each person Make a wishlist of your ideal house. Inc location. Put in order of preference. Only see houses that meet your essentials that will save time
    Use all your senses you can smell damp. Look up you can see leaky roofs from ceiling stains. Don't discard houses becos they are dated. A dated house can be an ideal home if you like DIY. Check brickwork for loose mortar and blown fronts. Check roofline to see if straight. Take a list of questions.
    Never be in a hurry and over pay. ideal homes are like buses another one will come along.
    Don't be afraid to bid low. You can always increase.
    Get a survey! If the survey brings up issues renegotiate price.
    If you are selling consider renting or moving in with mum and dad. A chainless cash buyer can get a discount. Your mortgage company may give you a period to do this.
