Probate property valuation.

Hi,total newbie here.I’ve been asked by my mums solicitor to get a valuation on the house for probate.I contacted Yopa who called me and basically their guy gave me the brush off,because I won’t be selling it on.I live in the property and will be buying out my brothers half.So who do I use to value the property,as I assume I’m going to get similar brush offs?

A local high street estate agent should do it for free with zero hassle. No need to discuss possible future sales, the EAs see a valuation as a foot in the door for as and when the house comes up for sale. Best to get 2 or 3 valuations. Or you (or rather the estate) could pay a professional chartered surveyor for a valuation.
If there are major inheritance tax implications it may be prudent to get the surveyor in, particularly if the house is unique. Also if you are buying your brothers half using a professional may help minimise bad feeling should the house later turn out to be a gold mine.0
