Why do we have estate agents?

.... For rented properties?

Never understood why we have a middle man {estate agents} when we could deal with an communicate with the landlord directly?

    TO give frustration to both buyers and vendors and force them to use their in house rip off services

    As per above not all landlords want to deal with their properties/tenants which is why to have an agent. it's irrelevant whether it is a company or individual (and more reason to it for a portfolio LL to have an agent as I doubt he would be interested in dealing with anything)

    Just because its a Ltd company - that could just be one person who owns the house but has registered themselves as an Ltd company. Useful as it protect there personal property if for instance they defaulted on the mortgage of the rented property.

    Well, what sort of business do they run? If it's not renting out properties, then maybe they prefer to delegate that to somebody who knows what they're doing, and concentrate on whatever they do.

    ALL landlords are businesses, whether they're limited companies or sole traders, whether they want to admit it to themselves or pretend they aren't.

    I use an agency for finding tenants. For a relatively small fee, they advertise, they conduct viewings, they vet tenants, and they conduct the check-in and protect the deposit. Bargain.
