    If its a cloakroom, wc basin, rad. Even with some plastering, new tiled/lvt floor self levelling etc i think 5k is a lot. Unless your spec is very high end.
     Replacement ball valve, and siphon kit (20quid...fitted 90 approx).
     But i get the coloured san ware bit.

    High end??? - This is ME you're talking to.   ;)      But we want it to be nice, not done on the "cheap", like for some "buy to let".

    We can price up all the hardware/units etc, but it's the labour costs we have no idea about TBH.

    Going hourly rate these days?

    Most trades cost more than people imagine.   
    If I was guessing at a trade rate, I suspect it might approach £250+ per person per day….but could easily be more for someone who is top quality.  Do you have anyone recommended?

    Get the details of what you want so you can get a few quotes, & then do your bit to keep the economy going.  On behalf of those of us who want investments to grow, thanks 🤣👍

    We wanted a larger sink than our original downstairs loo had….& the best/only unit we found that we liked was over £500 😱    Bit the bullet because we knew we would only do it once.

    I’d probably keep the investments and use cash reserves IF you have sufficient to suit your living needs.  Otherwise balance things out: a bit of both….

    Having discussed this further, I think we're going to use cash. 😉

    We'll raid our Loanpad* account, which we can replenish (if we wish) once a fixed term account matures in December.




    *It's 60 day notice, but set up to make weekly rolling withdrawals, so we can have what we need out within about 4/5 weeks.

    Most trades cost more than people imagine.   If I was guessing at a trade rate, I suspect it might approach £250+ per person per day….but could easily be more for someone who is top quality. 

    Taking into account how busy tradespeople have been in the last couple of years ( maybe starting to ease a bit now ). Then in the more expensive parts of the country, you probably have to pay £250 a day even for the assistant/trainee/labourer, whilst a good skilled tradesman would be more like £400. On the other hand if they know what they are doing, and all items ordered in advance and available, then they could probably have a small washroom sorted in 3 days or so.
    Altogether though £5K still seems topside for a smaller job.

    Labour rates vary, outside london most want 250 a day. I charge £200 a day (plumber) on the basis that i am slowing down a tad and only work for people i have worked foro

    My hairdresser charges £60 an hour😉😲

    Depends what they think a day is?   I bet it's not 8 hours 😉

    To be fair when I said £400 a day, I am talking about someone with a good reputation in demand, in the South East, arriving at 08.30 and leaving at 05.30 and working pretty non stop. Plus popping in Saturday morning to finish things off etc. and doing a really good job.

    Should be 8 till 4 two 15 min tea breaks and no going to get materials.
