    Hi.

Defects that are serious and/or need to be repaired, replaced or investigated urgently:
E 3 Rainwater Pipes and Gutters
Defects that need repairing or replacing but are not considered to be either serious or urgent.
The property must be maintained in the normal way:
    .

So the only thing the survey highlighted that was not a matter for 'normal maintenance' was what sounds like some wonky plastic gutters. I don't think you will get much off for that. Probably better off trying to find how many mice are in residence.

Looked like a thorough, if somewhat wordy report and the house sounds as if it's in fair nick.

I only found the mouse traps, dead mice in the loft and rat poison in the barn after we moved in. Despite that, our resident cats have proved very adequate, though one of them is sensitive and knows we will freak out if she brings anything beyond the back porch, especially bats! She just puts creatures in there, then goes off to find another. I release them..... and so the cycle continues, though sometimes it's not till I try to put a shoe on that the presence of a 'resident' is noticed.

Never seen a live rat here in 10 years, despite having feed in the barn. Some people are just careless, or filthy, or both.

Much-missed feline once brought a pipistrelle into the living room, which he promptly released. It made beatifully neat circuits of the room twice; I caught it on its third circumnavigation and released it outside; it flew away.

Yes, I remember OH howling in pain many times as he attempted to don his slippers; other much-missed feline had deposited her toys in them. Sometimes they were not her toys...

We've found several dead bats in the garden. Headless...

We seem to have a feline Ozzy Osbourne.

They were her toys. Just not the ones you provided.

We had a headless pigeon once... Sorry, I think I'm derailing a little bit. Still no idea where this arbitrary 9% discount comes from; randomreductionsRus.com?

    It's from here:
    https://www.samconveyancing.co.uk/news/house-survey/rat-and-mice-infestation-231

On the evidence from this page alone, it seems specially designed to put the willies up the uninitiated and gullible.

Remember, some of us have never had a survey, and never regretted it either. Good, experienced, straight-talking builder for me any day!

Someone on here quoted some absolute tosh from this se website at me recently. I can't remember what it was about, but they've certainly got themselves up the Google rankings.
