Electrical Certificate

Afternoon

My landlords agents have asked me to obtain an electrical certificate as the insurance company has requested it. They are saying that it is my responsibility as I have a full repairing lease.

Does that come under the full repairing lease? Also my lease expired 2 years ago and am still waiting for a new one.

    Yes, it's normal practice to foot the bill for all repairs and maintenance for a commercial property.


    You are responsible for keeping everything safe, an electrical inspection will prove the electrics are safe.

    If its commercial FRI lease it is your responsibility to pay for it, unless the lease says otherwise.

    If your lease is protected it continues on the terms agreed until a new lease is agreed.
